FAQ – Residential Maintenance: Air Conditioning Maintenance for your Residential Unit

What is included:

Let’s get into what you get before why it’s important. As a Residential Club member, you receive the following Exclusive Residential Club Membership Benefits:

• 2 Full Inspections each year
• 1 Spring Annual Cooling Inspection
• 1 Fall Annual Heating Inspection
• Each Inspection comes with a completed Equipment Inspection Report with all readings, pictures, and notes of any issues found during the inspection.
• Priority Service:
• If you have an issue, you get scheduled IN FRONT OF NON-Club Member customers.
• NO Overtime charges Nights or Weekends (excludes the following holidays):
• New Year’s Day
• Martin Luther King Jr.’s Birthday
• President’s Day
• Memorial Day
• Independence Day
• Labor Day
• Christmas Day
• Thanksgiving Day

This includes the federally observed day when specific holidays fall on a weekend. We reserve the right to charge overtime for our employees working on these specific holidays.

• Efficiency Cleanings:
• The outdoor coil gets rinsed with water 1 time each year. This reduces head pressure and saves you money on electricity.
• The indoor coil will get brushed clean 1 time every year. This improves airflow and saves energy.

**We will make every attempt to brush your indoor coil when accessible and not sealed for efficiency. If the coil is not accessible due to design, unit placement, or efficiency sealing, cleaning the indoor coil with a brush will not be performed.

• Discounts:
• All repairs will receive an automatic 15% discount off the street rate.
• All Indoor Air Quality system enhancements will receive an automatic 15% discount off the regular rate.
• If you replace/upgrade your HVAC system within the first year of becoming a Club Member, we will give you a 5% discount. The discount increases to 10% in the second year, and 15% off a new system for being a club member for 3 years and beyond.

We hear it all the time: “I have not done any maintenance on my unit for 20 years.” Energy costs and inflation have increased, making maintenance more important now. Proper maintenance can save you approximately $100.00 to $150.00 per year, which is close to the cost of a club membership.

Any reduction in efficiency also reduces comfort and reliability, increasing repair costs and shortening the life of your HVAC system. Regular maintenance helps ensure your unit lasts longer and runs more efficiently, ultimately saving you money.
